Background
Eden EMC, under a full JCT contract with a proportion of M&E design, took on the challenge of refurbishing The Judge’s Lodgings, a distinguished sixteen-bedroom Grade I listed hotel situated in the heart of York.
This project required a delicate balance of modern refurbishment techniques while preserving the integrity of the building’s historical significance.

Solution
The project was an intensive five-week undertaking that included the refurbishment of sixteen bedrooms, a lower bar area in the basement, the reception area, and the ‘monkey room’ restaurant. The tight schedule and the necessity for numerous operatives to work simultaneously led to the hotel’s closure for the duration of the project. This provided unrestricted access to all areas, crucial for the efficient completion of the work.
The project’s complexity and the building’s heritage status demanded meticulous phasing and constant communication with the client. Weekly site meetings involving our contract manager, site manager, quantity surveyor, and the client’s team ensured proactive management at every stage.
Before starting, we took special care to protect the three-hundred-year-old building’s heritage. Our scope of work included specialist stone cleaning, mechanically sanding hardwood floors in the lower bar and ‘monkey room’, and lime washing existing brickwork in the basement. A notable feature was the creation of a new en-suite in the forty square meter master bedroom, involving a free-standing Crittall glazed screen to circumvent restrictions on wall fixtures due to the building’s listed status. The project also included installing a resin floor on the external terrace and fitting out a front and back bar in the basement with a pewter bar top. The entire hotel was then redecorated to achieve a high-quality finish.
